I actually started my own real estate meetup that meets every Tuesday and I plan to go to bigger ones in town.

I don't know what side of town you are on, but you can easily connect with a network of investors and vendors in this manner.

Some tenants also just skip town so ensure she is actually living there.

I've been to quite a few REI networking events here in town near Coral Gables/Kendall and I always find quite a few wholesalers, look out for more of those local events!

Preferably no more than 30 minutes from a good size city or town.

In fact, you can't get a new vacation rental license in either city, nor in the unincorporated Summit County that surrounds those towns. 

Legit ski towns might have 4 good months.  

We are out of town investor and 2 properties in Buffalo.
