If you decide that accumulation is in the cards, it never feels like a bad time to clear $30k from a cash-out refinance AND lock in a fantastic interest rate for the next few decades.

If the goal is to grow fast and buy a bunch of rentals, it makes sense to sell your primary residence and utilize the equity you have accumulated by funneling it into more rentals.

You can't buy much real estate with one year's contribution so you probably would have to wait a few years until you accumulate enough funds to invest in a deal (unless you have some other retirement account which you could rollover into SDIRA).

We are 25 year olds that became friends at Hamilton College and now have accumulated funds to where we are looking to buy 1-3 properties in the next 5 or so months to kick off and scale our investments together.  

Given the times in which we live, what is the best way to invest $50K in Real Estate over the next year to maximize Cash Flow and wealth accumulation?

My goal is to keep accumulating rentals in good neighborhoods in my local area.

Forget about the interest accumulation...you're not paying it...as long as you have positive CF, the source for the funds to pay the mortgage, and all other monthly expenses is the tenant's rent.I don't draw a line between CF and equity.
