They have a pretty basis P&L spreedsheet in there that I'm trying out for my 1 and only property that I have.

@Jennifer L. - I agree with you that purchasing rentals now is another great solution which we are also doing (mainly in the name of supplementing retirement though).  

thanks, will look into it...and QB, yes I did the work around myself, with excel and combining the info from the P&L, Trial balance and original investments, but that is a real pain... 

As @Alon L. said, we don't know what the contract required as far as seller produced disclosures, leases, etc.

I am trying to complete the application for Trade Name and on question #4 its asking me, Do I have a personal property account ( " L " number) and if no it's directing me to complete an annual personal property with the State of Maryland Assessments and Taxation Department and I have no property to report at this time.

First l advertise cross streets a block away never exact address, second if someone call I will pre-screen them over the phone; does the price work for your budget, what do you do for a living, can you provide paystubs, can you pass a background check etc. then because I use lockbox most times I never give the code until first they send me a picture of their drivers license and second they are at the house with the lockbox in there hands to prevent them from even writing it down.Also they must call me back as soon as they are done looking before they leave the property for security reasons, make sure the keys are back in the box and combination is shuffled and of course to tell me what think about the place.
