We have good success with STR and MTR, lots of Universities here, 2 Air Force Bases, Air War College, Space Force, 3 hospitals, Amazon distribution center, Meta data facility, Hyundai manufacturing, 2nd lowest taxes in the nation.

I think many can be easily overcome like finding an attorney and contractors in the area, but the most interesting challenge I can think of is how to hire someone to deliver late payment notices one day a month.

You could set up a PM LLC that both of you would "Hire" to manage your tenants.

Thus, because I hired Latchel, the amount of work I had to do for a relatively straightforward task was multiplied--the exact opposite result Latchel promised.

We are also entrepreneurs who have run a successful marketing firm since 2011, so we have experience building a business from scratch, hiring, marketing, building and leading teams, high-level negotiating, etc. 

I would just a hire a good PM and let them handle everything.

In our opinion, you are hiring us as the professional to find someone to rent to, if you can't trust our judgment than it's not a good fit.I can understand why you would want to have the final approval, trust me I do.

Also, if you hire a PM you will get passive cash flow and appreciation - while you focus on your business.  

So, I've got to pay more attention to taking better pictures, or hiring a photographer.

They even have very tight rules as to what our assistants can and can't do, such as if I were to hire a non-licensed secretary or whatever.
