Our wide-open buy box and fast and loose acquisition model also meant we were not satisfied with buying and flipping standard, traditional properties.

I don’t know if your assumptions pan out, but I compliment you for thinking outside the box.  

Owner must install a fire alarm system inside property.At each manual fire alarm box a sign shall be mounted near the box that states: IN CASE OF FIRE SOUND ALARM AND CALL FIRE DEPARTMENT (or call 911)No pull station inside rental property.

I don't know what the cost of a box of biscuits were before COVID but saw $5-$6 in the store the other day....that seems high to me. 

Things could be fine,  or it could be Pandora's box.

If it's an (A) location you do not need 1.5 years especially to land a franchisee restaurant tenant.When I look at a property I look at the current value, the dark value, and the re-potential value.Lot of commercial developers sell off marginal tenants at market rents.Example me buying a Wal-mart with 10 plus years left at a 7 cap is way different than trampoline or workout place at a 9 cap.On its face the 9 cap may be appealing but then you find out for that box size the crap tenant is paying 1 dollar below what national tenants pay.

If it checks the box of affordability and is a cool place to live and put down roots, that's where you should buy property. 

Sometimes you have to think outside the box to resolve a problem.
