How hard is to get tenants for house that is relatively far from public transportation compare to one that is very close?

Hey all, thought I'd throw this out there to see what feedback I could receive...My story starts in 2016 when I bought my first place in Charlotte, NC; a two bed, two bath condo within walking distance to nightlife, restaurants, transportation, and most importantly, delicious breweries! 

I am looking for architect recommendations in the Boston area and wanted to get a sense of what they usually cost.Many thanks

I also have access to equity in another rental property, a condo in Boston that's worth about $1M and has only a $300k mortgage on it.

Run those payments out and get rid of those cars and, next go round, get cheap and reliable transportation. 

Additionally, If your city does not have their own individual ADU compliance rules signed into law and regulations by Jan 01, 2020 they must default to the state rules with no additional requirements.John, my understanding was similar to yours regarding parking, the property I just purchased in Anaheim with detached garage is less then .5 miles from public transportation, yet my initial ADU report from Hausable states I need one covered parking spot.  

You can also consider somewhere on the west but south side that has good public transportation.

The prices for homes are considerably less than the Seattle area and we do have a great freeway transportation system and have busses and light rail to Seattle.  

I would have guessed that Berkeley would be more expensive than metro Boston.
