You're looking for the tenant "outs".Other issue is you're kinda walking a fine line if they have "outs":1) They do lousy in that location, they'll want to leave2) They do great, they may look for a bigger place (not so much Walgreens though).If you're in a large market, there may be a broker that specializes in STNLs (in Portland there is one) and the national chains usually have some people (not in town) that focus on the same.Kind of reminds me of the dollar generals you see stuck out in the middle of nowhere USA.. if they decide to close then what.. not

If the deal goes bad, you walk away having learned what not to do and your lender is forced to go after you for the losses.In addition, you need money for holding costs like gas, electric, water, lawn maintenance, etc.On top of that, you said you were a newbies, so I'm having a difficult time understanding who is going to give you 100% of the money.

Also get a roofer or inspector up in the attic and whatnot to look at that, maybe an electrician to look around too.. should have happened during the inspection but home inspectors can miss a lot...

The door has the outer layer peeling and whatnot, which I won't contend because I didn't bring it up when I moved in and don't have much ground to stand on, even though I'm being charged due to incompetence of the LL.
