I do not have the level Of patience required to enjoy owning an investment that I have to supplement for years.  

However, I've had a very difficult time finding any insurance carriers that will provide this type of coverage. 

In light of these circumstances, I'm seeking advice on the best financing options to address this costly project if insurance coverage falls short.

If a better state for landlord, maybe see if you can find a different insurance coverage and/or if tenant will pay difference in premium to cover, then require high liability in renter’s policy.

Very few contractors carry professsional liability/errors and ommissions coverage which is what MAY be beneficial given your fact pattern.

Meaning, not in the listing, not in the supplements, not a suggested amount, nothing.

If your mother is an insured under an owner's policy, check the continuation of coverage provision under the Terms and Conditions section. 

It will help you when you are pricing your coverage.
