This is a summer rental on a lake in southwest Michigan. 

Mainly looking in West and Southwest suburbs and we are hoping to cash flow a buy and hold property.

Brett, I would suggest focusing on the West Side ( 2-3+ miles away from the Strip) , Southwest, NorthWest and Henderson.

When you think of commerce, warehousing & moving products around the country Austin is nicely situated in the Southwest for moving products & attracting people to live there.

If you did BRRRRs in a different place (midwest or southwest) with your 100k you would be MUCH better off with a lower risk profile and much better numbers.My 0.02$.HTH,Tapan
