STRs that are not the absolute peak performers are already having issues with vacancy, and AirBnB recently changed their platform so that only the absolute cream of the crop units (five star resort-level luxury units with thousands of perfect guest ratings) are getting promoted.In a nutshell, STRs are a lot more work, require a lot more expertise, and are a lot less reliable/secure than traditional long term rentals (all other things being equal).Plus, house hacking a long term rental will give you invaluable experience in how to analyze, acquire, and a manage a property that you can then apply to doing a STR in the future (if you decide you want to go that route).Start with the strategy that is the easiest, simplest, and most likely to succeed (house hacking), and then gradually build up to more advanced strategies (like STRs, BRRR's, etc.) as you gain experience.Good luck out there!

When you go and sell it later down the road (not as a primary), you are going to get absolutely creamed on taxes. yes, you can still 1031 and defer taxes, but it's just a deferral.

Inorder to receive a lease renewal tenant(s) have to undergo a rental application process that will now determine if they're still able to occupy their unit(s). ( None of other neighbors heard of this and were able to renew their leases without undergoing any new rental application process)Long term tenant(s) that pays rent on time before and since COVID-19 pandemic.

This could be the difference between a leak causing hundreds in damage vs thousands in my tenant(s) have multiple ways to et help ASAP.It's always nice to include menus from local restaurants as well, especially those that do take out/deliver (when picking up menus they may have coupons to add too!).

Will not invest out of country (yet :))- Capable of and would enjoy doing the majority of the rehab work if the property were in or close to Austin- Obtaining a mortgage likely not an issue given W2 income, credit score & DTI - The only market with applicable relationships (to help until a reliable team is established) is in Jacksonville, FL- Have 20 - 30 business hours and 10 - 20 outside of business hours per week to dedicate to this effort(s)- Have been learning REI like a machine for the last 6 months and ready to move on 1st deal now Thanks in advance!
