Title company- I am also looking for a title company which can investigate and advise if the title of a property is clean as fast as possible such as no lien or something.

I'm an agent who's been heavily investigating that particular market for a foreign investor recently and I'm leaning towards either new construction or picking up a unit (townhomes) that is already updated.

My question is what was the due diligence period for if not to investigate these issues?

I suspect you did not have representation when you went into this deal the time to  pull a preliminary title report is before doing it now is I bet going to show this seller owes money and he probably or maybe does not have the funds to clear the mortgage off of the property so he can deed it to you free and clear..

But, perhaps @Ryan Stahr's point about owner-occupier AirBnB is worth investigating? 

I have no idea, but this seems like a possible option;  I'd hire my sister to do the short term mngt; cleaning; renting etc - Much to investigate here - maybe even for just a few months while I deal w/ my chaotic life (fix/flip) here in CO.

@Stuart Grazier The turnkey route might be worth investigating if we can purchase the home without a renter and live in it for a few years before letting the management company take care of it.
