They'll overcharge because it's more likely the person "can afford it" and less likely they'll even notice or care.

Absolutely nothing -- maybe the seller doesn't advertise, maybe they overcharge, maybe they don't fix anything, or maybe they left it vacant for two months to do a bunch of rehab work.

But instead of making their money AFTER they take the risk of doing the repairs at their costs and then selling the house hoping there is something leftover, they overcharge the seller for the repairs and make their margin on the spread between what they charge the seller and what they actually do it for.

If you are not local, they can over charge you quite a bit.You are probably better off hiring a kitchen contractor for demo and kitchen install.
