Hi - congrats on purchase, Championsgate is a great STR area, as somebody who owns and manages homes in the area, I would suggest you use a STR broker, Fudge insurance are in Orlando and specialize in STR homeowner insurance, we use them for both our properties, but also other insurance needs.

I have a mobile home park in Idaho which will have an onsite property manager.

It would just need to be a situation where they have great contact with the person doing that managing of the project (I.e. have known the person for years, great reputation, person has experience in flipping etc.).

With a few tweaks to the management structure, and with new leadership, I figure we can greatly increase the revenue.

As a contractor and cabinet maker it made much more sense financially to purchase a home with a rental unit and manage the property myself.

What is killing me is after factoring in property taxes of about $9000 for the year and 10% of the rents $6.720 for property management as well as insurance factored at another $2400.

Are you accounting for everything—taxes, property management, maintenance, insurance, reserves—and still hitting your target returns?

It does take 1-2 weeks to accomplish, so does require some effort and monitoring on your part, but sounds like you are a diligent self-money manager, so should be easy for you to accomplish.
