I'm trying to err on the conservative side since I'm a newbie to rentals and haven't yet developed the intuition for maintenance and repair costs but I'm trying not to be so conservative that my numbers shut out potential deals. 

The condo unit in the same building across from my unit with the same square footage and layout sold for $126k in June of this year.

Intuitive response in suggesting that I still have useful miles left in me.

Because that was what I wanted to do (I still have a crush on Scott).Sandra taught me the importance of "location and layout". 

Two bedroom four car garage layouts don’t exist, so a unique property like this is the only way I see to have everything under one roof without an hour long commute.

There doesn't seem to be any real zoning layout that makes sense to me. 

Buyers cannot see passed certain layouts and furniture helps them visually fill in the blank.

It seems more intuitive that a Property Manager would have a completely different license than a Real Estate Brokerage.

Without taxes and insurance it takes 10 years to get your layout back.

You need intuition...
