Repaired water damage, took out dog odor, replaced all floors, water heater, radon mitigation, finished the washer/dryer/storage room, Keypad lock, Ring doorbell, all new paint, doorknobs, repaired deck.

I'm left wondering if that's enough time to look into other investments first without fouling up my "move into a STR for a few months and house hunt" strategy for early-mid '23.The big question is... do I dive in now or wait until I have a portfolio of one SFR?

The existing tenant is crotchety and has a foul mouth, but I told him we were going to talk in a professional tone or he would be looking for a new place.

I learned not to mess around trying to get rid a pet odors myself!

From time to time we had complaints from existing tenants that there was foul smell inside of their occupied units (only the units that are close to the vacant space).

You may be allowing municipal law to be broken if someone is running a prohibited business from their house; but most places allow businesses that do not require noxious noise or odor or visiting clients, i.e. an accounting business where the accountant goes to the client, home healthcare billing, etc.

A number of the houses I’ve flipped had serious cat or dog odors.

If I were suspicious of foul play and law enforcement showed up, I may let them look at the one guest they were suspicious of, but I would not give them free access to my records any time they wanted.
