I understand the pie in the sky routine most sellers give when they give their numbers.Rates are good now so it will cash flow better than it may when rates would go up...

I'm a big fan of routines in the morning before interacting with anyone.

As far as expenses, most of the routine ones (CapEX, Rent losses, Maintenance, taxes etc.) are either known or can be estimated for MF buildings.

This year, I am going to try adding Bigger Pockets to my daily routine.  

scenarios at it by changing factors on an actual credit report (add an inquiry, remove a late payment, new late payment, payoff an old collections account, etc) is routinely off by 5-50 points and can only be trusted for the direction of movement, not the magnitude of movement. 

What I do with the LLC fits into my day to day routine and I don't have to do any of the work/oversight.  

I got an interesting phone call from an elderly client yesterday. 87 year old woman who regularly goes to the hairdresser every 2 weeks.Hairdresser is located in a shopping center that's next door to a Mercedes dealership.Evidently customers of the Mercedes dealership routinely park in the shopping center and the center's management company has warned the Mercedes dealership on multiple occasions.My client drives a Mercedes.My client goes in for an hour and gets her hair done.

In those neighborhoods we routinely check out open houses, drive for dollars, look at the pictures for everything that comes up in the area.  

What would you estimate/mo for routine repairs?

While it's not unusual that places like Lowes/Home Depot will routinely offer appliance sales at 10 to 30 percent off year round,  you'll typically find reductions at 40 percent off during Black Friday.I tend to use Lowes/Home Depot routinely for the free delivery and also because I purchase using 10 percent off coupons and gift cards as payment.Some landlords will wait until January and pick up great used appliances from craigslist (replaced with Christmas presents of new appliances) but honestly, my days of picking up and hauling appliances around are long over!
