Basically, for what I sold 20 assets off, I was able to keep 30 of them free and clear.There are several funds rolling out NPN financing including Black Rock.  

There is also a good meetup in Nashua that is pretty close to you  and I highly recommend the Black Diamond meeting in Waltham every other month on the 3rd Tuesday (They alternate with their Worcester location, this is a Waltham month).  

I'm not entirely sure how the IRS looks at this as self-dealing can be not so black and white in a situation like this. 

. * Deducted $100 in rent twice saying food was spoiled due to refrigerator issues (fixed promptly)* Rejected the contractors being sent by home warranty company thrice saying they were rude and asked for alternate contractors* Told me that they found black widow spiders and were concerned that  the pests could harm their kid .

He saw the tiniest trace amount of black dots (from shower condensation) and asked if that meant there was structural problems with the roof.  

My goals at this point are to divest myself of some perennially unprofitable properties, and turn the remaining ones so they are firmly in the black.
