I’m not going to assume they are just outright lying to get people to read their article.

"women lie, men lie, numbers DONT lie" as the great poet Lil' Wayne once said lol.

If these are properties needing work and are more labor intensive, then I would say that is where most of the work lies.  

Every year (month maybe), whenever things are going great, the "Chicken Littles" of the world can't wait to be able to say, "I told you so", and be declared the expert for predicting a downturn/crash...or whatever you want to call it. 

If they are new tenants they lied to you when they signed the lease and intended all along to move in the others.

The biggest lie in multifamily is the asking price.3.

Act lie a normal accomplished grown up human being, will get you further than a childish funky scribbled colorful letter/postcard!

Opportunities lie where most people could not see. 

The problem is the game of repairs, and the fact that whatever your tenant changes, ultimate responsibility and therefore liability for any repair's failure lies with YOU.

All applicants lie but you must draw the line at some point and this one clearly has gone beyond that point in my book.
