Your best tool is knowing the deal inside and out.Meaning if you sit down in a Burger King for Breakfast and some asks you what you do and the details of how your deal works--you need to know that 100% without a pitch deck.Being able to answer questions off the cuff about your potential deal shows others you really understand it, and how it works.You also need to know who you can and cannot take investment money from.In some instances you may be 'judged" by how you look or what you drive, meaning looking a little upscale or driving something better than a 97 Nissan with a smoking tailpipe might help you.Just my 2 Cents.

@Nathanael Tinaya Try to rent individual bed/baths as STR or see if city allows boarding houses or traditional bread & breakfast setup.Either way, you will need dependable person to provide cleaning and if boarding house maybe one complimentary meal a day.

we negotiated in our LOC docs that if they were going to freeze them we had then 3 full years to retire them.. this saved our bacon in the GFC where others got hammered and were forced to liquidate at even bigger loss's than we took.
