However, if you lowball, be prepared to get a counter offer which will have the initial sales price (agent saying go away) or something lower (agent saying lets negotiate).The listing agent may want you to provide proof of funds either by financing or cash, but other than that, they should have all necessary paperwork that you need.God Bless.

He doesn't have the cash, but I am looking for something that I can help him with, and in return he can do the repairs, managing ect.He currently has a townhoude he rents Section8, and has been blessed with a wonderful teneant who keeps the house PERFECT.

The guys I had hired to clean out the apartment then took these items to 'who knows where'.Said tenant has now sent me an informal letter stating that he has gotten back on his feet after a divorce and now has the means to properly and legally sue me for improper eviction proceedings and theft of his personal property. he states he has spoken to several neighbors who will attest to the fact that his property was loaded into a truck and stolen. he also states that he documented with witnesses several calls he made to me asking where his things were and if there were any storage fees involved.

This is the reason why i just took the first person who was interested in renting from me so that property will be rented right before I moved my family to Atlanta.This experience was very painful learning experience for me, but I count my blessings that I am able to learn this mistake early on as a novice real estate investor with only few properties.
