There are lots of choices for out of state area and there will be many responses with midwest. 

You have choices though… from being the butthole landlord who tolerates no being behind… files eviction at the first drop of the hat, to the softy that gets exploited.  

Considering purchase in Georgia market that is currently rented as Section 8.  What are the pros and cons of this type rental? Are rentals taxed the same or differently? Any guidance much appreciated. 

It seems to be the best choice overall due to the various sensors it has.It is interesting about the smoke sensor.

He'll be working on 5 hours a sleep of night (if he's lucky) and you likely less.

I have a home warranty with choice home warranty but they don't seem to eager to replace the unit.

A limitation system that actaully works would be a good choice.

From a business perspective only the choice would be stay right where you are.But you are at a time where a vacation rental you can use yourself is attractive.
