I also went to GA Southern for a couple years so spent plenty of time in Savannah.The biggest advice I have is to make sure the numbers on any property you find work, i.e. it is anticipated you will receive positive cash flow.

The holes in the walls are generally someone either checking for inspection or a thief pulling plumbing and electrical out in different places.With the ground issue in the garage and the floors might hardwood floors might not be salvageable.I think you will have some more costs than anticipated once you get into it. try to get it at a really low price.

Since you can also hold personal property with the anticipation that it will increase in value before selling it, simply holding it while it increases in value doesn't by itself convert it to an investment property.

Overall with the known detractors, I am recalculating an ARV of 280K.So the numbers now look like this:ARV-280k70%=196k120k RepairsMAO=76kOffer should start at 65K (Good chance of getting this accepted)Even with the numbers a little tighter than originally anticipated, there is still a profit margin of 45-60K (Although with holding costs, 45K sounds right on the money).What are your thoughts?
