So that 3.5% down FHA Youtube video from 10 years ago, doesn't really work for most deals around DFW.   

I think I remember watching an actual Bigger Pockets Youtube video of a young lady who does this. 

They think signing up is the work, but it's just the start.Most things you can learn online here or YouTube for free or by going to meetups and building those relationships in real life.

I'd recommend listening to some podcasts or watching some youtube videos about real estate investors who have seen some success and figuring out what that looks like for you.Happy investing !
