Also, I have read a couple of books on apartment syndication I joined the Michael Blank mastermind and have listened to about 200 podcasts on apartment buying and syndication so I do have a pretty good idea on what I should be doing so I'm not just shooting in the dark, I'm just trying to get referrals and outside of the box ideas on how to find a good broker.

I would say we could use a few smaller masterminds so maybe it makes more sense to put together your own.
