@Jacob Sherman We have a partner that is going to sign on off the loan docs in exchange for a piece of the fees or a piece of the GP ups, still negotiating.

I have a Wynd sensor in my units (mention that we have it and it's 99.9% accurate in our emails), put it in my house rules that it is a $250 fine, and have a sign small above the detector with the same language.

This is because they didn’t understand that the paperwork they signed, but didn’t read stated that there was the very real possibility of losing their entire investment.

If you do offer something like this, as you likely know, be sure to document it with a lease amendment signed by both parties.

I have prospective tenants who signed a lease on 31st of October and paid security deposit same day.

Month-to-month means they have not re-signed a lease but are operating in the holdover period on the same terms.
