Many of the houses I would consider don't need total gutting and much superficial work like removing the god awful wood laminate flooring and the like.

I was also wondering if the presence of effective public transportation 2 minutes away will influence the price upwards more, with gas prices as they are (we pay close to 6$ a gallon here) and looking like they will keep on going up.

In memphis, I have one home that can rent for $800-850 on the open market, but section 8 pays me $990 (god I love the government).
