If you get it for 500k i don't think it will be that great a deal if you look at recently sold houses in brooklyn and you don't mind doing a renovation you could find something closer to a train station maybe even in bed study or crown heights...

Aside from the ones mentioned there is the NEREIA in Chelmsford, the Boston Area REIA that just moved locations to Medford (Bummer since it had been at the Crown Plaza that spans the Pike right on the Brighton border), @Mike Hurney has a couple meeting on the North Shore and there are some in NH as well if you want to take a drive.

The tenants of course would pay the utilities as well.I might add that the home is very beautiful with old hardwood floors and high ceilings throughout, crown molding, etc.

I see listings that fit this from time to time in Brooklyn (3 bedroom condos in east Crown Heights go for $500k still for example) but your best bet might be a duplex in the Bronx.
