I mentioned it before but I had not received a reply to an email in over a month, and I thought I was being smart by looking in my junk mail box in gmail as well.

They left tons of stuff (damaged / broken) for me to clean with tags on this stuff labeled "stays here" (broken computers, mattresses, box springs, an old broken dryer, etc) - indicating intentional.If I had an actual security deposit - I at least would have been able to cover some of the damages / unpaid rent.

It rings for 31 seconds and disconnects id say about 75% of the time and I double tap each number and still wont get through to the VM box sometimes haha

I would still search and see what you can find on the MLS that meets your buy box, but make an offer 60 or 70% of the ARV.

First things first, you really need to find your buy box and where rents are at in certain areas.

As far as the buy box you suggestion - that is just what I am looking for right now.

We use all smart tv's - Samsung as they coordinate the app with the tv and no tv box is needed using spectrum in our area.

The one's at the box stores are inexpensive and easy to install and the new good looking heavy glass one's have to be professionally installed (pretty much) and are very pricey.You can just put up a clear plastic liner if you want the bathroom to look a little more finished for no money and the tenant can put a decorative one over it if they prefer.I guess the glass door are a little better at keeping most of the water off the floor but most people do alright with the shower curtains.
