I did think it was possible but I’m positive that my tenant is allowing his 10 year old son do the laundry and overload it with comforter blankets and clothes both at the same time :( Plus he does laundry every single day.

Greetings Countrymen(& women),  There might be lot of other posts pertaining to this subject I did read most of them but things have changed due to COVID 19 ( I believe).

@Serena Tillman I run a women's investing group here in Boulder. 

Few people exist on this earth in a vacuum - most have a mother, father, at least one friend, hell in the US there's even homeless shelters/battered women shelters/etc.

I'll bet money that if he'd have said he wanted to support women or some other marginalized group, this topic wouldn't have ruffled any feathers. 

The guys can go to the bars where the women dance on stage. 

We are actively looking to get into the market in Arizona and would love to connect with quality contractors and handymen (or women), property managers, lenders, brokers, realtors, wholesalers and of course other investors in the area. 

He is the first tenant in my newly -remodeled SFH with all new appliances. 1st month, he let me know that the closet shelves fell down when he hung up his clothes so he went to Home Depot and purchased materials to fix them.

The vent on the wall is simply to get some of the heat (and smoke) out; it's not required but that closet may get hot and damaged clothes (or not...).   

I can't recommend the center agitator models they can damage clothes the vendor replaced that washer with the non center agitator model.
