Broadly, I’d say it ranges from 35-50% for properties in the western United States. 35% being a 2000 or newer, garden-style property with rent greater than $1,300/~$1.25sqft. 50% being older properties with small units and rents less than $1,000/~$1.25sqft.

Wouldn't Buffalo and Rochester be considered Western NY and not Upstate NY? 

Purchase price and rental income typically decrease as you move west (Millsboro, Georgetown are somewhat central with Laurel and Seaford being the western side of the county). 

We cover portions of western MA, mostly Springfield / Westfield.

I started my real estate career by joining New Western Acquisitions and the training has been phenomenal.

I would say most of the mid-western states are worth looking into.

I’m familiar with the area and do RE Appraisals all over Western Nc.

I'm not too active in the flipping/renovation side of the market, but the rental demand is strong where we operate in CT and Western MA.

Look a western Colorado.
