I do feel in general that I am not getting a complete picture of my perspective tenants, and resort to a paper application for all of the details, and to have the legal stipulation that I can call employers and landlords.

But I can tell you that if I walked into a western PA magistrate's hearing room with a yearlong lease that stipulated a pet deposit for three dogs and a hearsay claim from an ozone treatment company that the stench is so bad from the three dogs and the additional single cat that the entire wood flooring of the property is going to need to be fully replaced, for $6-7K, I would not leave with an order directing my former tenant to pay the full amount.

Now, to be honest, it may be that that argument wouldn't hold up in court (I'm not sure about the specific laws in my state regarding this type of stipulation in a lease).
