I avoid hickory hill, frayser, 38127 and orange mound as a general rule of thumb  I remember hearing Orange Mound from a 3-6 Mafia song, I would def avoid that haha.

I understand how the 70% rule, the various REI formulas, and I have a couple agents that provide me comps in the area to get the ARV, but yeah estimating total rehab I have yet to figure out.Secondly, I've tried to find wholesalers or wholesaling groups in the area as well and am having trouble on that front .
