High-end properties are usually the first get hit when the economy softens.

Additionally, the town home market has softened somewhat since the deal in the next block was priced, more than a year ago.

Anyone seeing softening ??

I'd leave the trees-they soften the landscape and provide some privacy and shade.For the pool, you've had it inspected so include that letter. 

My accountant thinks the real estate market is softening, and I should take the money and use it to invest elsewhere if necessary, for what it's worth I will end up having to pay around 200K in capital gains and other taxes if I sell because it's not my primary residence.

From everything I can tell this guy has  a good track record with other investors but seems to have gotten too aggressive and over leveraged while the market has softened.  

If the market softens and value is reduced by 20% (which is very optimistic for inland empire based on historical volatility), you lose 60k of your equity.

Works nice, however had to buy new softener for second unit and pay for the plumbing work.

I have started to see the market softening as a whole so that is what has been holding me back.
