@Karen Kasjaniuk it is typical, I create competition by inviting multiple people in same time slot and also telling them that they are the first one to see followed by three other family, so they show up for sure. it works.

Once you fill the slot you deactivate the listing, your profile stays on Zillow for the next time you need to activate the listingIf needed you can also collect rents through Zillow.

What is sometimes harder is the reserve requirements that increase as you add properties in your name - especially when you split properties and income between yourself and your wife to have more Fannie Mae loan slots available.

@Hilary GravesI typically do but I hold multiple viewings in time slots on the same day to save time.I don’t typically let someone apply without seeing the house.

The old meter slot is covered and this now becomes the sub-panel servicing all the circuits in the existing houseCan't stress enough the importance of planning for all utilities (electric, water, sewer & gas) from the get-go because these can very easily become showstoppers.

Many homes in the Seattle area are getting 50-60 offers and buyers are getting sweet-talked into paying $300k+ above asking price and waiving all contingencies after spending a 15 minute time window at the house, because all the slots to view the home get booked up and there isn't an opportunity to even do a pre-inspection even if the buyer wanted to.
