Best advice I can give, get setup on Pricelabs or a similar pricing/analysis software.

The LLC tried to persuade me to keep in the deal, as it was still a good deal, and it was already setup with a lease purchase tenant in place.

The key is to have it set up correctly and for your specific situation.  

We do have a business checking and savings account setup, but do all rental payments go into the same account generally?

If the renter leaves, do I have any way of recouping the lost rent due to this issue since it's a month to month setup?
