There are also a lot of different options in real estate to single family residential, multifamily, commercial, NNN and then being on the debt side of being the lender which has cash flow but not appreciation. 

Leah, I would give lender 1 the option to beat/match your deal.

There are MANY skip tracing options.

All mortgages contain a “due on sale clause” which states that the lender may, at its option accelerate (call note due) if a transfer of the property securing the note takes place.  

The fact that a company has stoped paying interest on a promissory note and is exercising an option stated in the note to convert the note to equity is not in and of itself indicative of any fraud.  

If you move, renting in NYC and buying an out-of-state property could work, but make sure you have a solid plan for managing it.If you stay, buying in an affordable market and living there for a while could be a good option.

@Polat Caglayan The majority of investors who become involved in the section 8 program do so because they purchase lousy real estate and leasing the units to section 8 tenants is the best option on the table.

If you come to the conclusion that you need to focus on your primary earning job but want to start investing in real estate then maybe a turnkey option would be best.

(And I know a wrap probably isn't the first option many would choose, but I'm in Texas so its really my only option)
