We've posted numerous times that +95% of agents only know how to work with owner-occupied transactions which are mostly emotionally based transactions.So, why are you even bothering contacting these agents?

I have a motivated seller that wants to sell his tenant occupied  home.

As I plan to keep this property as owner occupied now that I fixed it up.

Interest rates and down payment requirements have a great deal of variance between owner occupied (primary), 2nd home, and Non-Owner occupied (rentals).

If you have a solid track record, high reserves, you should be able to get 65% LTV on a non-owner occupied property without any credit checks or an appraisal. 

I was able to get proof that my properties are on the up-and-up for lead levels, if I were to have had lead issues, it would have been a lot easier to address and remediate them while my properties are vacant vs occupied, and I'm protecting myself as an investor from potential headaches if the city does in fact start to enforce having this certification prior to evicting a tenant. 

For an owner-occupied property or investment property?

(I am speaking from the owner-occupied servicing space.)

It's a bank owned foreclosure and already tenant occupied.
