It's nice to see the community showing support for STRs and pointing out that an STR doesn't solve any of the real problems.  

The interest rate is nice, if there was a way to increase the cash flow to ~15% or greater COC you could pull a HELOC on the property for 9% and collect the delta.again though, i would suggest selling it and trying to lock up a property or two with the proceeds that required some sweat equity, force appreciation through a reno, rent it out, refinance and repeat (BRRRR)

Provide the scope of work done to the appraiser.All you can do is your best, so make it nice and pretty for that appraiser.Especially if you are looking to cash out refinance shortly here.

Should I play harder and get into land development?  

Everything is nicely organized and labeled.

It is our goal to provide all the tools, resources, education & coaching any individual needs to learn how to build a sustainable investment portfolio to achieve financial independence & generational wealth through real estate investing.It should be noted, that while the Academy is not a requirement to invest with RTR, the individuals that do join the Academy are much more successful long term since they have spent time to clearly develop their own individual investment strategy & plan!

It would be a nice little $200+ per month each for a while.Instead of renting, owner finance with 10k down.

I still think developing good relationships with brokers is the best way and will get you the best results quicker than going direct to seller.
