I am looking to make my rent collection become more automatic and would like the tenants to pay online vie ACH or other means.Currently tenants write me checks and then I need to do the deposits.

I make my tenants responsible for paying the rent.They can deposit it into my bank account (still the most popular) or ACH, Zelle, Paypal, Venmo.I do not like Venmo because it takes too long for the money to show up in my account and I don't like how they show who your friends are transferring money too. 

These tenants have caused us a lot of head ache and are the litigious types so we are worried they are upto something.

Yes, you can wholesale while you are in a Ch 13 and you wouldn't be hiding your income because 1) you still have bills to pay and you are allowed to earn money while in bankruptcy, and 2) you are required to provide the courts with a copy of your income tax return each year.Doing a dual close is a different story though because if you do it in your own name, you would likely need the court's permission (ask your bankruptcy attorney to be certain).

I feel like that would be a significant muscle move to hunt these people down to take a field trip over to assess and gather numbers so I can crunch my numbers and put an offer on this land.
