I wonder who their funding source is.. to fund these deals in any volume you need Monster lines of credit etc or if they just pitch them to a HML who is already up and running.. 

I know many are hands-off, want to just let management handle it all, but it's a huge investment for our future and we know we've saved so much with minimal involvement.

It looked like, at least in here, 80% or more very new investors which is the exact marketplace that gets taken advantage of the most.Anyone who uses it and it works for them, good for you, but don't try to crack back on professional investors who are leery of another new gizmo with canned testimonials and forced page traffic on a forum post where pitching of products is illegal in the forums anyway.

If your goal is to scale while minimizing your initial out-of-pocket expenses, consider searching for off-market value-add opportunities via investor lift, or local wholesalers.

My go-to HM lender has approved to finance a purchase that needs some minimal work, like a month or less worth of work. 

What's your take on buying in a good neighborhood out of state within our budget and ensuring that we break even or generate minimal cash flow?

Flipping can be great, but house hacking is a good way to get started with minimal down if your market allows for it.
