Renter mentality if the money came to them they would be all over it.. since they have to do something and the money goes somewhere else its just not a priority I would guess.. and I also think a lot of these that did this will just up and leave when evictions start to happen..I know BP has super landlords whose collections seem to be better during covid than normal industry vacancy rates.

I would also ask if you have any prior experience in investing such as the stock market or not since the mentality of investing rather than speculating is one that is easy to explain but hard to put into practice.

Although I wish I could have started earlier, I know now that I wasn't ready financially or mentally.

2 bedrooms will be more versatile to more people and you should be able to get more rent for it.

It sounds like part of your mental hurdle is based on what that $ can get you relative to your market.

Do this, and I promise you , you'll look back after you've continued along the same mental frame of mind regarding "what is a loss", and wish you had invested your remaining cash into a deal that recovered the $1500...and then some.

This mentality needs to be considered on an investment of this size.
