If you're also adding plumbing, electrical,  a bathroom and a kitchen then I'd say it's not enough.

we were only 10 days over schedule (we allocated just under 2 months) which is remarkable considering the various issues we encountered and the size of this rehab (we removed 4 walls (including a load baring), added 1 wall, added new bathroom, redid kitchen and existing bathroom layout, (new locations on shower, toilet, and vanity) removed a door, added 2 windows, new flooring throughout, and added an eyebrow porch.  

If you buy the expensive kitchen cabinets , and the contractor accidently drops a $900 section .

But they’d rather go do a 100k kitchen remodel than deal with a 60k full home rehab from me.

There were some, like Lake Buena Vista Resort that allows you to self manage and redecorate your unit, but once you do that, you lose the ability to use the hotels management services. 

Currently under contract for a large off-market residential property.Quick details: 4,200+ sqft 12bed / 5bath (2 kitchens) (No a flood zone)(Light - Medium rehab / rent-by-the-room play)My partner has been a PM in this community for 20+ years and is highly confident in this deal (as am I).The current issue is, we aren't confident the property can close with a bank due to a few seller complications.( ^Very long story, but if you want to hear it I will tell you haha)We're looking to over-raise about $335k ($255k purchase and $80k for the rehab).But we (and our contractors) know the rehab portion will come in a bit lower.Can anyone point me in the right direction?

I recently found a property on Zillow that looks to be in good condition (built 1940s) and has a finished basement that could be rented out as a Mother-In-Law unit (separate entrance, kitchen, and bathroom) while my partner and I live upstairs.
