IMHO, the most socialy awkward thing to do is, to inject yourself in a conversation that you were not part of/invited; however, I tabled my social cues and went forward with a business card and politely asked to be apart of the conversation.

A lot will depend on the financial condition of the banks when interest rates go up (and they will have to at some point due to all this money the Fed has injected).I had a bank call a loan on my first home in the early 1980's (which I tried to sell with a wrap).

You can direct the affairs of the LLC, but may not benefit personally through doing so (other than growing the value of your IRA, of course) nor may you inject value into the IRA through the provision of goods or services.There is no black and white rule as to when an IRA crosses the line from passive investing to "engaging in a trade or business on a regular or repeated basis".

I can speak for conventional lenders when I say that we would always require the required cash injection from the borrower to go in first and then we would set up a draw schedule tied to completion milestones with the loaned funds.

I will retire and will get a % in retirement income- my base plans center on this concept...I know I will need to earn at least an equivalent income to maintain my lifestyle so my current pay minus the retirement pay becomes the target 'free and clear' number I am targeting to earn from rentals.2years: purchase rentals such as to meet the requirements above in the Everett area so that I can do it locally and learn the ins/outs of property management...5years: develop (aggressively) rentals in Tucson Arizona to an arbitrary level of 10K/month (this would be in addition to my living income from retirement checks and Everett rentals.7years: (side goal- personal dreams and all...) finance a golf tour across the country10years: Certified/Sophisticated investor status and begin investment journey in other asset classes (if not there already...)These are just loose concepts in my mind, with the exception of course that when I finally do 'retire' from the Navy, I really do have a goal of having replaced my current levels of income so that I don't have to work for others unless it is something that I really want to do.I see my primary focus as being in the buy/hold/rent arena, but I am not discounting other methods including wholesale and fix/flip projects for capital injections periodically.Finally, I see a lot of value in the Rich Dad encouragement for folks to get into business.

Buffet so it stands to reson that an injection of $40k cash would make anyone happy.I do understand your long term startegy and believe you may be in an area and situation to support such a strategy, my only opinion was that buy selling now and getting $40k cash, you could buy 2 properties with your $80k or so and own one outright increasing your cash flow which you stated your self was your goal.
