So I strive towards using Lodgify which is a standalone solution that hosts creating a web front, connectivity PMS Channel manager with seamless integration with air airbnb and booking.com. although the platform is very useful we are now seeking towards expanding to a new platform that can onboard us with more rental platforms، based on my research I found a channel manager by a company called Rategain, unfortunately we cannot integrate it seamlessly so the solution would've been to use automation software (Zapier) that can bridge both platforms.

What is vastly different between US and other developed country area) the tendency of suing between people or enterprise, this create almost every industry has noticeable legal fee/lawyer fee when they conducted a business and punish the consumer at the end.b) the power of private enterprise to create regulation and influencing goverment decision which at the end creates oligopoly structures which dominate how the government react to particular industry (well you can say lobbyst).c) the dependencies to technology (without good understanding of its technology)d) the overcomplicated tax and building code , which at the end creates more profit  to big corporation only.These are the fair point in my own thinking why commision is high , especially #2, it's just the "realtor cartel" push that agenda to public and gov ; and since gov is part of private enterprise too, they just accept it LOLAmerica is one big giant corporation executed by Exxon,Apple,Microsoft, Blackrock, Blackstone, Shell , Lockheed and AIG  whole industrial powerhouse LOL :-) what you see in TV if they seems fighting is just a drama lol

I believe that successfully navigating this initial investment will pave the way for future opportunities, whether in the same market or elsewhere.Living in New York City, I faced a challenging market ;)I chose Montgomery, Alabama.Here's my process:I compiled a list of states with favorable landlord laws.Using Brightinvestor, I identified cities within those states where the median home price falls below the national average ($420k).I excluded cities with negative income growth and rising unemployment rates.I focused on cities with strong appreciation rates over the past five years (over 10%).I compared price-to-rent ratios.I did break two rules: Montgomery has a slight decline in population, and its largest employers are an Air Force base and government agencies.One significant factor that influenced my decision was the promising price-to-rent ratio, suggesting potential for positive cash flow (though I remain cautious about appreciation).Regarding my acquisition strategy:I plan to employ the BRRR method with cash.

So basically there's a fulfillment software they use where if you are buying bulk they put a bid out there for your price and see if any of their distributors will sell at that price.
