When I was working in the corporate industry, I began investing in real estate.

Currently, I'm focused on selling new construction duplexes in downtown Indianapolis, which offer great potential for long-term investment.While I'm still relatively new to the industry, I've found that consistency and reliability often trump the allure of high-risk, high-reward strategies.

I have been working as a Mercedes-Benz Technician for over a decade now and I feel my earning potential has capped, especially with how the industry has changed for technicians over the years.

starting by just brokering loans is a good way to start in states that do not require a license.. raising capital from private investors to make loans is a long process And very difficult if you do not have a long track record or pedigree in the industry.. if someone is brand new they really need to go work for a lender first.. other wise IMHO the chance of success is very small.

Several of our out of state investor clients are securing very healthy terms on CRE including apartment complexes and industrial warehouse spaces with as little as 25% down and rates currently ranging from 5.5-%-6.75% on 25 year amortizations. 

They have been approved for a single family home Fannie loan (cannot do FHA because my husband works in the Cannabis Industry and the gov't will not allow).

I assume(d) they think they are good negotiators, or is your thinking common in the industry that negotiating is null and void, what matters is only the money.

I work in the tech industry, and there's a big push for people to return to office.
