Overall if anybody willing to get into Real Estate in anyway including investing, i tell them to get Educated first before doing anything, you can go to any seminar out in this world but Educate yourself first before paying for things that you may not learn on the fly or isnt helping you with what your looking to do.

It's the nature of the business.I wouldn't recommend hiring an agent since most agents aren't familiar or comfortable with the areas you would be investing.Your best bet is to find professionals in all facets of the process in the market you choose then fly in to town for a couple of days.

Whatever it is, be quick as that 45 day timeframe flies by. 

Max might have a great point, but seeing that he is from PA (and not Chicago), he may be giving you suggestions/info that do not fly in your area.

I guess in this stage of the cycle any wholesaler worth his grain is closing on his own real deals as there aren't enough of them to pass around for assignment fees.The few I know that actually have "Deals" never post anywhere, it's usually just a direct call/text or they toss on MLS depending on the market. are you a COPA member and fly a Cirrus ?

You would have to split the profits but won't be flying solo (as they can help you in other areas, presumably).
