Unless you actually called your tenant to ask about their potty routines, you're making a pretty big assumption. 

My tax figures came from the County website, so I am surprised they raised as many eyebrows as they did.

I do think I may switch my routine going forward and that it may be a better use of my time to have the property under contract first before I make up such an extensive proposal packet though...

I'd love to read some run of the mill diaries about routine purchases of performing notes. 

Needless to say, I need to be smart with my time, and not get distracted with interruptions or shiny objects during my day job hours.I'm curious what type of routine some of you follow to best manage your real estate investments?
