Reverse exchanges may be possible for experienced well capitalized investors but for most, I would say it’s not really a practical option.Mike’s suggestions of being prepared and proactive is a good one.I encourage 1031 investors to start looking ASAP - get to know the market - identify potential buys - and start making offers - before one has sold their existing property.The issue becomes will a seller especially in a strong market accept your offer “contingent upon the sale of your property”?

Professions like engineering, law, accounting, architecture, and general contractors necessitate degrees and licensure.Development is unique in that it welcomes (perhaps even encourages) a maverick spirit.

There are definitely 2 schools of thought, finance nothing buy everything in cash, or less extreme version that encourage not taking on debt to invest - the "vermillion school".

You would want to employ strategies like 3 or more night minimums to encourage week long bookings and weekly discounts.I would actively adjust prices to maximize revenue. 

Attending in-person networking events will offer invaluable opportunities to cultivate meaningful connections and foster genuine relationships.
