Many of you are looking at the numbers and thinking that AZ and Las Vegas are primed for another housing bust.

I am a new investor, looking for a good REIA or meetup for beginners in the Las Vegas area.

I’m looking for like minded people for the Las Vegas market. 

We are currently invested in short term rentals out here in Maui and have a few single family rentals in Las Vegas.  

For example, here is the per capita income for Las Vegas.Increasing population - If the population is increasing, it is very likely that the location is doing well overall.

Same thing I see here in Las cruces NM.

I'm running the numbers on a property and its been a while since I've asked around about hard money rates in Las Vegas so I'd like to pose the question to the community and see what kind of responses we can get.

We live in Los Angeles, and our plan was to move to Las Vegas, rent for the first few months to learn the land, to earn my real estate license, and then buy our first property to rehab and start the process.

The sellers who took their home off the market has placed it back on the market after realizing people are still moving too/purchasing homes in Las Vegas, NV.  

I've been thinking for a few years about cashing out here in my primary residence and relocating somewhere cheaper, like Las Vegas and living there for the long term.
