I have tried calling from lists on prop stream but not getting anywhere!

Or even better, have a meter that puts your water flow down to a small stream if you use excessive water, until the bill gets paid.

I have a duplex with a basement unit that would constantly have flooding issues every year.

I can't imagine the weight you feel with both parents passed away and now you are left with things that constantly remind you of them. 

but because I also practice IBC, that I would be max funding a whole life policy NOW so I would be storing my cash in a more beneficial location than a HYSA, can leverage the money no questions asked for any future investments you might decide on YET still earn interest and likely dividends on the cash value, flexibile repayment terms, and protections on the backend for you and your loved ones.Not to mention tax deferred growth and a future tax free income stream of dividends up to your basis.Could also serve as a 529 equivalent (didn't see it above) for your children if you didn't put policies on them.Without knowing all the details it's hard to say. 

Sure there will be puts and takes, but in terms of getting a great shot at a reliable inflation adjusted income stream, that’s one of the best out there. 

They are constantly talking to prospects that qualify and need a deal. 

You can make a lot by becoming good at one strategy, but if you learn and constantly work on industry knowledge as a whole, you become unstoppable. 

Save for down payments and reserves by creating a budget and considering side hustles or additional income streams.
